Terms and conditions
Last updated: October 13, 2026 · Español
This is a translation for your convenience. If the Spanish and English versions differ, the Spanish version prevails.
1. Who provides the service
The service is provided by Alan González Bravo, an individual registered for business activity, operating under the trade name Brago Property Operations ("Brago"), in San Miguel de Allende, Guanajuato. Contact: WhatsApp +52 415 158 2075 and bragopropertyoperations@gmail.com.
2. What these terms cover
These terms cover the use of this website and explain, in general, how Brago works. The information on this site is not a binding offer and does not create a contract. The service is contracted in writing, with a contract signed by you and by Brago. If anything in these terms differs from your contract, the contract prevails.
3. What Brago does
- Visits to your home with photos showing date, time and location, covering the nine inspection points.
- Same-day notice when we find something that needs your attention.
- Vendor coordination, within the limit of your plan.
- A monthly report and access to your owner portal.
- Concierge and extra services, when you ask for them.
Brago does not drive or transport people, does not cook or serve, does not look after children, older adults or pets, does not handle your cash or advance its own money, and does not give medical, legal or tax advice. When needed, we coordinate a third party you approve.
4. Prices
- Prices are in Mexican pesos and do not include VAT.
- Published prices apply to homes up to 350 m² within 15 minutes of the Centro. For larger or farther homes, the price is adjusted and given to you in writing after the initial inspection.
- Everything starts with the initial inspection, MXN 2,500 plus VAT.
- Short-term rental and dual-use plans are quoted individually.
- If we change a price, we tell you in writing at least 30 days in advance. The change does not affect what you have already paid.
5. Payments and invoicing
Payment dates and methods are set in your contract. Brago issues an invoice (CFDI) for its fees. Brago's fees are invoiced separately and are never taken from your home's fund.
6. Vendors and third-party costs
- Vendor work, purchases and third-party services are paid at cost, with the invoice in your name. Brago charges no commission or markup on them.
- Each job's warranty is given by the vendor who does it. Brago coordinates, supervises and helps you claim it.
- You may use your own vendors. We register them and they work under the same access rules.
- Any expense above MXN 3,000 is approved in writing before it is made.
- Jobs longer than 3 days or above MXN 15,000 are managed as a project, with a fee of 15% of the work, only if you approve it.
7. Concierge
- MXN 550 per hour, measured in 15-minute blocks, from when we start the request until we confirm it to you, including travel within San Miguel. 30-minute minimum per request, except restaurant reservations.
- Each request is made in writing at least 12 hours ahead. In high season (November, December to January and Holy Week), dinners and events are requested 72 hours ahead, and there is a daily limit on requests.
- Hours: Monday to Saturday, 9:00 to 19:00. Urgent requests outside those hours cost one and a half times.
- Hours included in the Private plans do not roll over from one month to the next.
8. Keys and access to your home
Keys are kept in numbered envelopes without the address, and every time a key leaves or comes back it is logged. No one enters your home without being logged. Vendors work accompanied by Brago, unless you authorize in writing that they work unaccompanied.
9. How we communicate
The official channels are WhatsApp and email. Approvals, such as your "APRUEBO" (I approve), are given in writing and kept with date and time.
10. What Brago answers for
Brago answers for doing its work with care and as set in your contract. Brago does not answer for:
- Damage or faults that already existed, recorded in the initial photo inventory.
- Normal wear of the home, its installations and its equipment.
- Hidden construction defects.
- Acts of God or force majeure, such as earthquakes, storms, floods or power outages.
- Acts of people not related to Brago.
- The quality of vendors' work, beyond coordinating and supervising it and helping you claim its warranty.
This does not limit what Brago must answer for in case of its own fraud or negligence, nor your rights under Mexico's Federal Consumer Protection Law.
11. Term and termination
The term, renewal and how to end the service are set in your contract. When the service ends, we return your keys with a handover record, together with your file.
12. Use of this website
- The texts, photographs, drawings, logos and design of this site belong to Brago or are used with permission. Do not copy or use them without written authorization.
- The home, reports, portal and figures shown as examples are illustrative.
- We try to keep the information current, but it may change without notice. The site may be unavailable at times.
13. Your data
How we use your personal data is explained in the privacy notice (in Spanish).
14. Changes to these terms
We will publish any change on this page, with its update date. Changes do not modify a contract already signed.
15. Governing law and courts
These terms are governed by the laws of Mexico. For any dispute, the parties submit to the courts of San Miguel de Allende, Guanajuato, without prejudice to your rights before Mexico's Federal Consumer Protection Agency (Profeco).
